AT&T upgrade Project Planned for Q4 2025

AT&T is pleased to announce that we have been given the approval to move forward on a project which will provide fiber to each home within the community, as well as clubhouses and gates as needed. {read more here…}

This project is divided into two phases:

Phase 1: This phase involves initial research, engineering design, and the preparation of the permit package, along with a quality control (QC) process. The estimated time frame for this phase is 3-5 months.

Phase 2: This phase covers the actual construction and installation, which is expected to take approximately 3 weeks. The start date for this phase will depend on AT&T’s schedule and priorities. Prior to beginning any construction, the AT&T construction team will coordinate with the HOA board to ensure proper communication.


      Community Rules & Regulations

      Animals At Large

      Broward County’s leash law states all dogs must be on a leash when off their owner’s property. There is no leash law for cats, however a property owner does have the right to humanely trap or catch any nuisance cats on their property. To report a dog owner in violation or to file a complaint about an animal at large, call the Broward County Call Center at 311 or 954-831-4000 between the hours of 8:30AM and 5PM, Monday through Friday. Be prepared to provide the following information:

      • Description of the dog 
      • When the dog runs loose 
      • Owner’s name, if you know it 
      • Owner’s address 
      • When the owner might be home

      Fence Installation
      • The City of Tamarac mandates a permit for fence installation
      • Fences must be white PVC
      • Fences must be six feet tall (and should be aligned at the top vs. ground)
      • Two gates no larger than four feet are allowed
      • Fences must be set back from the front of the house by at least one to two feet, depending on the house design and window placement
      • Fences for inside lots must follow the Tamarac’s restrictions on easement and utility easement
      • Fences must not restrict neighbors’ access on their property
      • Fences on corner lots must be set back from ten to fifteen feet from the roadway. Visibility infringement may require additional set back from the roadway and will be evaluated for each site
      • Each ARC for a fence will be evaluated independently and approval is at the Board’s discretion.
      General Rules & Regulations
      • Parking of automobiles except upon paved areas is prohibited – no parking on grass. No graveled, blacktopped, or paved parking strips are permitted except as previously approved in writing by the Board.
      • No commercial vehicles allowed to be parked on property or at clubhouse after 9:00 P.M. through 6:00 A.M. (City of Tamarac Ordinance as well). Vehicles with commercial lettering can be covered with FITTED, CUSTOM vehicle cover. No tarps.
      • Overnight parking at clubhouse requires permit.
      • Rental restriction: property may not be rented until one year from purchase date. No residence may be rented more than once in a fiscal year. Intent to rent property must be sent to Board of Directors (in writing). New tenants must come for orientation.
      • Properties are to be kept in safe and attractive condition. Lawns are to be maintained and no unsightly objects shall be allowed on property. No plywood-covered windows, debris, overgrowth…etc. Season decorations must be removed fifteen (15) days AFTER holiday ends.
      • No boats or trailers allowed on property.
      • All outdoor modifications to home (including but not limited to exterior painting), require prior, written approval from the Board of Directors. Paint palette colors for body, trim, shutters, fascia, etc. must be submitted PRIOR to painting.
      • Use of clubhouse and pool require key access. Please follow posted pool rules. Pool is open from dawn to dusk.
      • The City of Tamarac has a Pit bull ordinance which must be followed/adhered to. Must register with City of Tamarac and provide liability insurance policy of $1,000,000.
      • Waste and recycling containers, as well as bulk trash, should be placed no earlier than the evening before pick-up dates. Containers must be stored properly the night of pick-up. Mondays: Garbage & Recycling; Thursdays: Garbage/Bulk/Vegetation
      • Maintenance fees are due the 1st of each month. Payment is to be sent, with coupon, to TRUIST BANK. A late fee of $5.00 is charged if payment is not received by the 20th of the month.
      • Please follow and abide by the Bylaws and Declaration of Restrictions that were provided to you.
      Pool Rules

      RULES GOVERNING USE OF THE SWIMMING POOL AND POOL AREA

      • SWIM at your own risk – NO LIFEGUARD on duty!
      • No food or drink (other than water) allowed in pool area. This is a Department of Health order.
      • No animals, glass, or metal objects allowed in pool or pool area.
      • No diving allowed.
      • No running, jumping, horseplay, or ball playing in pool or pool area.
      • All persons must shower before entering pool.
      • Children under 16 must be accompanied and supervised by an adult.
      • No bikes, tricycles, skates, scooters, skateboards or motorized toys in pool area.
      • No rafts, floats – except pool noodles allowed in pool area. Young children may use tubes or water wings for safety.
      • Guests must be accompanied by homeowner/tenant (limit of 5 guests).
      • All persons must wear proper swim apparel in pool. No clothing. Bathing suits only!
        Diaper-aged children and diaper dependent adults must wear appropriate swim diapers in addition to their swim wear.
      • Children under 10 must be accompanied by an adult to use bathrooms.
      • Entrance to pool must be with homeowner’s own key. No one is permitted to open gate for another guest.
      • Pool entrance key is to be used by either the homeowner OR the renter. Both do not have access to pool.
      • These rules are in place to ensure the safety and enjoyment of all homeowners who wish to use the pool.
      • Failure to follow these rules can result in denied access to pool.
